Why Do Roofs Sag? Understanding the Root Causes

A roof should be a series of perfectly straight lines and sharp angles. When those lines begin to curve, several factors are usually at play. As a premier residential roofing contractor, we begin every project by identifying the exact cause of the failure.

1. Water Damage and Wood Rot

This is the leading cause of sagging in Florida. If a leak goes undetected during a roof leak detection service, water soaks into the wooden rafters and the roof deck. Over time, the wood fibers break down and lose their “load-bearing” capacity. In the extreme humidity of the Tampa Bay area, wood rot can spread rapidly through an unventilated attic.

2. Excessive Weight (Overloading)

Sometimes, an unlicensed roofer will install a new layer of shingles directly over an old one to save time. This is known as a “lay-over.” While it saves money initially, it adds thousands of pounds of extra weight to your rafters. Most residential frames are not designed to carry a double layer of shingles, causing the wood to bow under the pressure.

3. Undersized Rafters or Poor Bracing

In older homes or quickly built developments, the rafters may be spaced too far apart or made of wood that is too thin for the span of the roof. Without proper internal bracing, the roof will eventually yield to gravity. We often see this in older Pasco County roofing projects that were built before modern, stricter building codes were established.
